Special Terms & Conditions

The Whalecare service fee is calculated as 15% of the monthly contract rent or the package minimum, whichever is higher, and applies only for months when the property is occupied.
Whalecare prepares and publishes listings and distributes them to agent channels within the package scope, so owners do not have to handle this themselves. Tenant-sourcing or leasing commission is paid separately by the owner when a new tenant is secured.
During vacancy, on-site work such as property inspections, providing access to service providers, or property status updates is charged separately by scope.
Whalecare includes one standard cleaning per lease cycle and aircon cleaning every 6 months for the units recorded in the property onboarding document. Additional work such as deep cleaning, large rooms, or aircon units beyond those recorded is charged at the actual difference.
Service provider costs, spare parts, materials, tenant-caused damage, and other items not stated as included in the package are charged at actual cost. Whalecare will obtain owner approval before proceeding.
Whalecare does not guarantee income, tenant placement, or leasing timelines. The owner must have the legal right to lease the property and confirm that the property information provided is complete and accurate.
